76,500 square-foot building under construction in Turkey Creek
Phillips Family Investment Inc. is developing the building being constructed by Blaine Construction Company at 10142 Parkside Drive, across from Mercedes-Benz of Knoxville dealership, said Michelle Gibbs, senior consultant for NAI Koella | R.M. Moore, which currently is pre-leasing spaces.
“The developers own several buildings surrounding that location and already owned the land on which it is being constructed,” Gibbs said.
“They are also moving their business (Phillips & Jordan) into one centralized location, and the building will suit their needs,” she added about the “heavy civil and ROW infrastructure contractor that pursues challenging projects with complex problems, difficult conditions and aggressive schedules.
“... They currently occupy multiple buildings in the area and wanted to be under one roof.”
The building “will add more ‘Class A’ office space to the community and will offer state-of-the-art technology and security for its tenants,” Gibbs said. “The size, location and amenities could potentially bring new businesses to the Knoxville area.
“The upper three floors will be occupied by Phillips and Jordan ...,” she added. “The remaining for-lease spaces will be targeted to office users.
“For example, attorney, engineers, staffing, medical and other large space users.”
Gibbs said the building will have high-tech security and a security guard on site during business hours.
High-end finishes throughout the building include state-of-the-art “View Dynamic Glass,” she added.
The VDG biggest benefits include “reducing glare and heat, improving the energy efficiency of buildings by up to 20 percent,” Gibbs said.

“View’s smart glass windows let in natural light and views and enhance mental and physical well-being by significantly reducing headaches, eyestrain and drowsiness,” she said.
She added View Glass eliminates the need for blinds and allows for optimum space utilization near windows.
“The glass will automatically adjust throughout the day using specialized sensors, or the glass can be manually adjusted through an app, allowing for meeting rooms or areas requiring darkness to be available on-demand,” she said.
