A key unanimous FMPC vote approves business expansion
With plans to expand, Jazzersize’s site plan for a new building got the green light from Farragut Municipal Planning Commission during FMPC’s meeting Thursday, Sept. 19, with a unanimous vote.
The site plan for the Campbell Station retail building on the .73-acre Parcel 119.02, involves developing the lot behind Casey’s convenience store and combining it with the Campbell Station Wine and Spirits property, which is owned by the same person, Town Community Development director Mark Shipley said.
A new building would provide a larger space for Jazzersize, currently located in the lower space of Campbell Station Wine and Spirits building.
“As presented, the (new) building is roughly 6,000 square feet with an access that will be tied into the parking lot that currently serves the Campbell Station Wine and Spirits,” Shipley said.
The structure is slightly more than 75 percent brick, and the parking lot “will be constructed with permeable pavers to satisfy the Town’s stormwater detention and low-impact development requirements,” he added.
However, there were conditions attached to the approval, among them were “providing an irrevocable letter of credit for erosion control and site stabilization for $6,000, recording a plat combining the two affected lots; the retaining wall along the eastern property line must be at least 10 feet from the property line; ensuring no finished slopes could exceed 2.5:1 (ratio); and providing a drainage fee payment based on the amount determined by the Town engineer.
Also included: correctly labeling the flood fringe and aquatic buffer per the recently surveyed information included in the plat, providing more detail on the proposed horizontal seam architectural metal panel on the rear (west) elevation to verify compliance with the Town’s Architectural Design Standards; showing on the site plan how the utilities are being extended to serve the new building; coordinating the fire hydrant requirement with the Fire Marshal and include the revised site plan set; providing draining calculations; and providing the stormwater maintenance agreement.
Also, FMPC unanimously approved the construction of a 20-by-20 pavilion on the open space lot of Village at Ivey Farms subdivision.
