FMPC approves Bridgemore subdivision amendments

Bridgemore subdivision developers, Placemakers No. 2 Partnership, are ready to move forward with Phases 3B and 4 in the northwest portion of the subdivision but found they needed to make changes because of topography and sinkholes.

Farragut Municipal Planning Commission unanimously approved amendments to the concept plan and preliminary plat during its meeting Thursday, May 21.

Community Development director Mark Shipley said the developers requested amendments to the adopted concept plan for the subdivision, located on the west side of McFee Road.

“The plan [from 2021] included a variety of house lots and street arrangements that would create different house styles in different portions of the development,” Shipley said. “One particularly unique portion of the plan was in the northwest portion of the subdivision, where a grouping of smaller lots with some alley access and gridded streets were shown.”

However, as the development expanded into the northwest portion of the subdivision, Shipley said the terrain created challenges.

“After looking at this in more detail, the topography did not lend itself to this layout without significant grading and retaining walls,” he said.

“At that time, the Planning Commission was in support of the amendment to the concept plan, which is shown as Phase 4 in the proposed concept plan,” Shipley added.

Because of other issues that arose during review of the more detailed preliminary plat, formal action was not taken in 2021.

One change approved May 21 was the addition of a cul-de-sac, Road G, to the streetscape. The commission also approved a variance for the road’s length because of the topography

and a layout that would better fit the land while creating roughly 5 more acres of open space.

The property also contains sinkholes, which affected where homes could be located.

Regarding the preliminary plat, Shipley said the two phases in Bridgemore previously were reviewed by the Planning Commission on Oct. 21, 2021, and Dec. 15, 2022.

“The applicant requested postponement due to a disagreement on the requirement to provide a letter of credit to ensure that the public street connector road and improvements to Allen Kirby Road would be completed,” Shipley said. “Consequently, like the concept plan, no action was taken on the preliminary plat.”

In similar action, FMPC unanimously approved revisions to the final plat for Stonemeade subdivision, located off Boring Road next to the new Farragut Area Elementary School and Villages of Farragut. The plat includes 33 lots zoned R-3.

Shipley said the plan was approved last month with conditions, but builders later discovered lot coverage issues and revised the final plat.
